


Unlike many companies, we do not make easy profit by appointing one main contractor to oversee work that we feel should be our responsibility. We will sub-contract a series of specialist contractors whom we oversee, thereby retaining control of the project, service levels to our clients and overall project standards.



Whether we have undertaken the design work for your project or not we give the same level of input to all clients. It is often the case that when construction starts and the project comes to life ways of improving some design aspects or maybe reducing costs by altering a specification come to light. This is one of our strengths and because of the way we manage a project we are always on hand to look for these opportunities and make suggestions.
Once your design is compeleted we produce a comprehensive quote based on bills of quantities and calculations produced by our Construction Director and Technical Architect. They willl have used their knowledge of the current market together with comparative supplier quotations to produce a detailed Costs Analysis and Project Time Plan. If at this stage you are also in a position to make firm decisions about finishes such as bathroom fittings, tiling etc these will be included. However it is often the case that provisional cost assumptions will be made for some things which may need more decision time.

If we encounter problems in any area of the build at any stage, because we work with several contractors rather than one, it is quicker and easier to rectify without impacting the overall program; we simply replace the contractor or supplier. In addition, the budget is also far less likely to be impacted and whilst this would not affect the client, who is safeguarded by a fixed price contract, it does mean that we have greater protection as your main contractor.
Your Blueray team is ready to take full responsibility for all works throughout the duration of the project. The team typically includes the Construction Director, Technical Architect, Design Architect, Site Manager and Office Administrator.
Prior to any building work the site will be secured in accordance with the Health and Safety Study produced by the Health and Safety Officer. This is a legal requirement which one of our team is qualified to undertake. All insurances and the numerous legally required site documents will be in place.
Once all legal and bureaucratic requirements have been satisfied work will progress according to the schedule presented to you with the construction contract. Thereafter we supply weekly photographic progress reports to you, based on continual site visits and weekly minuted meetings between the project team and with each specialist contractor involved in the project.
Payment for work is agreed with you in advance and totally dependant upon the completion of our staged obligations to you.
Once works have been completed to our exacting standards, we carry out a professional clean of your property, secure a final certificate of works and Licencia de Primera Ocupación and make sure all utility services are connected before handing your completed project over to you.
