The clients for this villa were very definite on what they wanted – key points in the brief were for a light filled, modern villa with open plan ground floor, three bedrooms with ensuite bathrooms and a study. The small East facing site presented challenges in coming up with an exciting design which could take maximum advantage of the partial sea view.

The unique design feature is the juxtaposition of the first floor which has been rotated through 45 ° over the L-shaped ground floor to enable sea views from the Master Bedroom and a balcony giving shade to the lounge area below.

A double height atrium incorporates the staircase with a picture window throwing further light into the centre of the villa. The partially enclosed study area sits on the first floor landing between the two bedrooms looking out to sea. On the ground floor is the third bedroom on the shaded part of the plot. The open plan lounge, dining room and kitchen form an L with doors opening onto the terrace and pool.

Windows have been positioned to allow light into the villa but careful consideration was given to their positions, orienting to ensure that in the height of summer there is protection from the heat. The villa also comprises a games room, store, laundry and garage.
